3-Story Data Centre Fitout Logistics

Old War Office, Westminster, London. Former office building with 1,100 rooms used by Churchill as a headquarters during World War II.

The Old War Office is a Grade II* listed building with a rich and unique history. Completed in 1906, the building was once used by Prime Minister Winston Churchill and sits at the heart of Whitehall.

The 760,000 sq ft development will bring the Old War Office back into use, creating a world class 5-star hotel and 85 apartments. Works will include developing a six-storey basement and constructing a three-storey roof extension.

Short summary of the overall project and size: 

2 x Iconic Tower blocks in the centre of Portsmouth to be demolished with occupied resident blocks around each block

The Shore Group supplied 6 demolition labourers,  1 x Ganger, 1 x Machine driver over a 52-week period. Using our extensive database and targeted recruitment ads, we were able to supply experienced labour in less than a week. All workers were fully compliant with asbestos awareness certificates. Four of the workers met section 106 requirements for the site for use of local workers.

Construction of the first Build to Rent scheme to be delivered in Brighton to comprise 209 BTR apartments within a building ranging from 8 up to 17-storeys.

The residential development is designed to achieve a BREEAM Excellent rating and will include an excellent resident amenity offering and 30,000 of sq. ft commercial office space. Additionally, the development will comprise a car park, cycle storage and private roof terrace gardens.

Longley Place, Brighton

Over 20 retail suppliers requiring additional huge uplift in staff as a result of covid pandemic

Supply compliant and appropriately trained workers to key retail customers affected by staff shortages and customer demand increases resulting from Covid-19 pandemic 

The Shore Group mobilized support from all our UK offices to meet the significant uplift in demand from key retail clients. 

Using our innovative HR system we worked to place existing workers from our other divisions into retail roles if their work had been suspended providing them valuable opportunities for work. 

We partnered with blue-chip companies to temporarily place colleagues where their existing jobs were at risk as a result of the pandemic

We supplied 1,272 workers to 268 UK stores with 100% compliance rate. Every worker received an electronic briefing, PPE where required and had 24/7 support from our Retail Division HQ.

We completed store surveys across the full B&Q estate within 4 weeks and reported back to Polypal using our real time auditing technology. Our project then included: 

We assigned experienced installers, invested in high quality tools and provided a real time reporting platform for sign offs. Our team implemented a comprehensive briefing day for every installer at our Nottingham office. As part of our focus on customer engagement, we invited the key stakeholders to attend and meet the teams during the session.

We completed live and practical demonstrations of the work to be carried out, making sure all of our installers worked in a uniform way to safely deliver each store.

The refit programme was completed in 90 stores nationwide, with only 1% snag rate (all of which were remedyon-time) and 100% safety record.

Separate installation and merchandising services provided by different suppliers lead to:

We invested in training for our merchandising teams so that they could complete both the installation and merchandising works. Our multi-disciplinary colleagues can deliver all works over the duration of the phase.

Each store was supported by a merchandising co-ordinator and combined installation/merchandising team. Our merchandising co-ordinator was fully responsible for the delivery of each stage of the works.  

All downtime was removed resulting in a 23% labour saving and 21% cost savings for the full 2019 refit program. 

Improving Efficiency Through Training

Whilst it’s tempting to see it as a cost – and it is a big investment every year – at The Shore Group we view compliance as a core part of our brand ideal and our overall business strategy. When you step back from the processes and checks, the fundamental need that we’re playing a crucial role in is making sure that construction sites are safe, that our workers are protected from risks like modern slavery and low pay, and that the supply chain is robust. Legislation aside, these are all things that are simply right to do.  

The Compliance Division at The Shore Group sits at the heart of the business and works directly with clients and with the other Shore Group divisions. Our team focuses on three key areas of risk; workers, sub-contractors and clients. 

With workers and operatives, our checks include proof of ID, proof of right to work, worker tax status and skills card checks. In theory these should be fairly straight-forward however we see frequent attempts to circumvent these with false documentation. The level can be as high as 15% failing the documentation checks in any given week.  

These can be highly sophisticated digital forgeries which is why we utilize specialised identity document validation checking services as part of our processes. Bearing in mind we’re helping manage risks including modern slavery and illegal working it is imperative that we complete the checks. 

Co-founder James Hobden has  been integral to the development of The Shore Group’s Compliance division. “The worrying part is that these workers may well still end up working on site if they’ve working via an agency with fewer or less robust checks than we have. This is why is so important we work with our clients to ensure that the whole supply chain is robust and compliant.” 

With sub-contractors our focus switches to checks for CIS compliance, VAT accounting and payment, modern slavery and potential mis-treatment of workers. As with many of these checks, the work we do goes beyond box ticking. With the HMRC enforcement for non-compliance and non-payment of VAT working through the supply chain based on the Kittel principle, our in-depth checks manage risk for both The Shore Group and our clients too.  

“We have to know who each business is and what they’re doing. It’s not enough to say, “we checked”. We want proof that PAYE is being paid, proof that corporation tax is being paid, a copy of the HRMC Gateway showing that everything is up-to-date, and more. We do a lot more due diligence than other businesses because we’re know how vital it is in protecting our workers and our supply chain.”  

We work with approximately 500 clients at any one time and the nature of our business means that we’re working on major projects every day and that we’re responsible for paying thousands of workers at any one time. As such making sure that the clients we work with are genuine businesses, creditworthy and have appropriate credit limits is critical to the security of The Shore Group, and our supply chain. Our compliance and finance team monitor this risk in real-time to manage  our exposure to bad debt. 

Our compliance process is underpinned by the extensive accreditations to make sure our processes are robust, comprehensive and repeatable. Our accreditations include ISO27001, ISO9001, ISO 45001, Achilles and CHAS compliance and risk management.

“Our accreditations help us think beyond simply documenting a process and giving it to the team. They drive to you look at what you're doing, work out why you're doing it, ask yourself whether you’re doing it the best way, then document it and then continually improve it. When you embrace this in your culture, then the ISO accreditation will make it better.” 

As a key business metric, compliance is something we track in real-time and is part of our business scorecard that we review at Board level. We don’t view this reporting as monitoring performance against a target. We measure compliance performance against the business requirement of absolute compliance. The risks are too great to view it as anything other.

“It has to be 100%. You can't have any less than that. So it’s absolutely a business requirement.” 
Zero is the only number of illegal workers that is ever acceptable. 100% is the only number of trained and qualified tradespeople you want on a construction site. The punishments for non-compliance are significant and some have criminal liabilities, but beyond this, there’s a very human cost and risk that we play a critical role in protecting.  

Compliance fits perfectly with our brand ideal philosophy. Ultimately, by making sure we have the right processes and systems in place, we’re making life better for clients, workers, our team and the community.

Why Compliance is a Strategy not a Target

We've always sponsored local clubs in local communities, and they've been great relationships over the years. We've helped numerous local tradespeople set up their own businesses and grow with a little help from our network. We've supported local charities all across the UK. 

It something that was a part of The Shore Group when we founded and as we grew, became a little diluted but with our Brand Ideal, we're re-setting the dial. 

Through our Brand Ideal, we’ve switched back to listening mode and taking the time to engage with our clients, team, workers and the communities we serve. We're doing more of it again now and it makes a massive difference.

We're listening more instead of solely focusing meeting the labour requirement. We've listened to what the real need is.  

Our cost control Portal is a great example of this. 

This all came about because a client had a problem. We listened, identified how we could solve it, built the Portal and now it’s in their hands, improving their job in real-time. We've improved client lives by listening. It helps the team too, and workers and the communities we serve too. It really is win-win. 

Or look at one of our newer ventures - Shore Group Logistics. Speaking to clients, we heard their frustrations and pain points when it came to site logistics. It felt like there had to be a better way and so that’s what we set out to solve. 

In Alan Lovett, we found the Director who shared our passions and brand ideals, and Shore Group Logistics was born. Neither of us were interested in being another fish in a crowded pond. We set up to listen, change the way the industry works and the pace of expansion and delivery is really positive. The new model is better for workers, better for my team, better for clients and the communities.  

Our flagship vision for our Brand Ideal are the community football clubs. Clubs like Brighton and Liverpool encapsulate and engage everyone who touches the brand. Everyone is part of the same team, whether you're a superstar on the pitch or part of the team behind the scenes making everything run smoothly. The purpose and the passion is what builds their success. It's across all walks of life, and in a community, it brings everyone together. That's our aspiration for The Shore Group Brand Ideal. 

The football club ideal is so strong that it's effect is global. Whether you're at the stadium on match day or watching from a far-flung corner of the world - everyone is wearing the club colours and cheering the team on. Everyone will is committed to the cause and achieving success. 

Brighton, the closest club to our HQ are a great example. The way the club’s run, the fan base, the ownership, the way they engage the community. It's a true community club. 

And it's not just Brighton. We have an affiliation with every location where we have an office. Our Retail HQ is based in Nottingham and so now we have a premiership derby to look forward to - between two great community clubs. 

The two clubs share the same passion. They're all playing for the same team, with the same ideals. 

This is the vision for The Shore Group too. Our team comes from all different walks of life, different stages of their career, different salaries, but they're all playing for the same team and committed to our Brand Ideal.
